Land can be one of the toughest things to sell in real estate. Unfortunately the IRS will not let you deprecate land. It is can be tricky to find the right buyer and get them to take action quickly. Usually the more you buy the less you pay. Often at auction, bigger properties are in high demand. Plus auction is the only way to sell multiple properties at one
time. An example if you have 3 properties, A, B, C, the can be sold in 6 different ways! Just think of the combinations that it can be sold in… all separately, all together, or all the combinations between them AB & C, or A & BC, or AC & B. Every time a combination is formed or broken apart another bid must be placed. In a Multi-parcel sale more options are possible. In a lot of cases, the mineral rights, water rights, crops, can all be sold separately and can add an additional combinations. Which will generate higher bids, bring a bigger bottom line to the seller.
